Site Context
The application site is located to the north of Dewsbury Road in Wakefield. It is around 3.8 hectares in size and comprises a vacant piece of land that is designated for employment use.
The site sits in an area characterised by a mix of surrounding land uses, including residential areas to the south and east and established industrial and commercial premises to the north and west.
The site is highly accessible, being located close to existing public transport facilities and established walking and cycling networks.

The Proposals
The proposals include:
A high-quality new Lidl store, designed to the very latest specification, including modern in-store facilities, Lidl’s popular in-store bakery, a 1,529 sqm sales area and customer toilets with baby changing facilities;
New employment/commercial units designed to attract a range of potential occupiers
A purpose-built EV charging hub, providing ultra-rapid charging
​Two drive-thru facilities
Direct vehicular access from Dewsbury Road via the creation of a new junction
Parking and servicing, including, in respect of the Lidl store, six accessible bays, nine parent and child spaces, two rapid EV charging spaces and covered cycle parking
A high-quality landscaping scheme that will retain existing planting, where possible, and introduce new tree planting across site

The Benefits
The development proposals would result in the following key benefits:
Development of a vacant site in a highly sustainable location in Wakefield
Creation of significant new employment opportunities, including 40 new full and part time jobs within the Lidl store and between 105 - 435 jobs associated with the proposed drive thru units and employment/commercial units
Provision of new, ultra-rapid EV charging infrastructure
​Enhancement of the range and choice of local retail and food & drink facilities
Delivery of the first Lidl foodstore in Wakefield
Additional employment opportunities generated during the construction phase
Opportunity for on-site renewable energy generation, including the provision of PV panels on the roof of the Lidl store
Promotion of sustainable travel through improved pedestrian and cycle connectivity
Improvement to the visual appearance of the site through the implementation of a comprehensive landscaping scheme
Opportunities to enhance local biodiversity through new on-site planting

What happens next
The design and appearance of the scheme could change following this consultation or indeed following comments from the Council after the application has been submitted.
Any comments received will be carefully considered before the proposals are finalised. Following consideration of feedback received from this consultation exercise, it is envisaged that a planning application for the proposed development will be submitted later this year. Thereafter, the Council will undertake further statutory consultation before determining the application.
